We handle full-cycle property management including: marketing & tenant sourcing, rent collection, maintenance coordination, tenant screening, lease agreement management, and periodic inspections. Our goal is to let your property work for you while you relax.

/2. How do you find reliable tenants?

We conduct thorough tenant screening, which includes checking background, employment history, previous rental behavior, references, and credit where applicable. This helps ensure tenants are responsible, pay rent on time, and take care of your property.

/3. How is rent collected, and what happens if tenants are late?

Rent is collected through a transparent process (bank transfer / online payment) based on the agreed schedule. If a tenant is late, we follow our defined escalation protocol to remind them, apply late fees if the lease allows, and eventually take stronger action if necessary — always keeping you informed.

/4. What fees does Swift Genius charge, and what do they include?

We charge a management fee (based on a % of monthly rent) which covers all standard management services: rental collection, tenant management, maintenance oversight, etc. Any additional services (major repairs, legal actions, etc.) are discussed in advance. All fees are disclosed clearly — no hidden costs.

/5. How do you handle maintenance and repairs?

For routine maintenance, we coordinate with trusted contractors. Emergency or urgent repairs are acted upon promptly. Before starting major repairs, we’ll consult with the property owner (you) and ensure cost transparency. Regular inspections help us catch issues early.

/6. How often do you provide reporting to property owners?

We provide periodic reports (monthly or quarterly, depending on your preference) with updates on rent received, expenses incurred, maintenance status, and tenant issues. You’ll always know how your investment is performing.

/7. What happens at the end of a tenancy / when a tenant moves out?

When a tenant gives notice or the lease expires, we perform a move‐out inspection. We compare the condition of the property to when the tenant moved in. Any damages beyond normal wear & tear are documented, and deposits are adjusted accordingly per lease terms. Then we begin marketing to find a new tenant promptly.

We ensure all tenancy agreements are legally compliant and properly stamped. We keep up with Malaysian property laws and regulations (Tenancy Acts, stamp duty, etc.). Financially, rent and deposits are managed securely, and records are kept transparent. Our priority is to minimize risks for you as the property owner.
